Conditional items (why the wizard asks questions)
Not every borrower needs every document — an LLC needs its operating agreement, a corporation needs bylaws, only startups need projections.
Template items can carry a condition like "entity type = LLC" or "buying real estate = yes." When you create a loan file, the wizard asks those questions as dropdowns and includes only the items that apply — you'll see the item count change live as you answer.
In the template builder, pick the field and answer from dropdowns (entity type, startup, franchise, real-estate purchase, transaction type, self-employed, rental income, retirement status, military status, bank-statement type). Items without a condition are always included. "Not applicable" on a wizard question simply skips those items.
